Turning a Slope Into a Usable Lot

Lot grading and building pads are where most building projects around Knoxville start. A house, garage, barn or addition needs a level, compacted pad, and the ground around it needs to fall away so rain runs off instead of soaking the foundation. In Knox County that usually means cutting into a hillside on one side and filling on the other, because very few lots between the ridges are flat.

Cut and fill in red clay

The common upland soils here, such as Dewey and Talbott, are red and yellowish clay weathered from limestone. Clay can make a good pad when it is placed at the right moisture and compacted in thin lifts. Dumped in thick layers or placed wet, it settles for years. We strip and stockpile topsoil first, then build fill in lifts and compact each one before the next goes down. Organic material, stumps and trash never go into a pad.

Where rock interrupts the plan

On Talbott soils the USDA lists limestone bedrock at 20 to 40 inches. On a cut lot that can mean hitting rock partway down the high side of the pad. Sometimes the answer is to raise the pad slightly and fill more on the low side. Sometimes the rock has to be broken. Our estimate shows both options when the site suggests rock is close.

Grading for drainage

A common guideline is at least six inches of fall in the first ten feet away from a foundation. Older Knoxville homes often lost that slope decades ago as soil settled against the walls. We regrade to restore it, shape shallow swales to carry water around the house, and tie into downspout lines or French drains where needed. On karst ground, the outlet matters: water is carried to the street, a stable ditch or a designed outlet, never into a sink.

Cost and hauling

Balancing cut and fill on site is the cheapest way to grade. HomeGuide lists cut and fill at $1 to $15 per cubic yard, while hauling dirt off site runs $140 to $230 per cubic yard or about $1,400 to $2,300 per dump-truck load by its figures. HomeBlue's Knoxville figures put hauling at $400 to $600 or more per truckload. We design grades to keep as much material on site as the plan allows.

Permits and erosion control

Larger land disturbances in Tennessee need erosion and sediment controls, and some municipalities require a grading or land disturbance permit above certain sizes. We check what applies to your address, and every grading job gets silt fence and a stone entrance when bare clay could wash toward a street or creek.

How It Works

1. Walk the lot

We look at slope, rock outcrops, wet areas and where water leaves the property.

2. Set grades

Pad elevation, cut and fill and drainage paths go into a written price.

3. Build it

Topsoil stripped, fill placed in compacted lifts, rock handled as quoted.

4. Finish

Final grade, topsoil, seed and straw or erosion controls as agreed.

Lot Grading & Building Pads Questions

How flat can you make my lot?

Usually as flat as the plan needs, within limits set by the slope, rock and room on the lot. Where the grade change is large, a retaining wall or a stepped layout may make more sense, and we explain the trade-offs.

Can you use the dirt from my lot as fill?

Often. Red clay can be good fill when placed at the right moisture and compacted. Topsoil, stumps and debris cannot go in a pad. We tell you what can stay and what must be hauled.

Why does my yard slope toward my house?

On many older homes the original grade settled over decades. Regrading to restore a fall away from the foundation is one of the cheapest fixes for a damp crawlspace.

Do you handle the erosion control?

Yes. Silt fence, stone entrances and seed and straw are part of our grading quotes when bare soil could wash off the site.
