Dirt Work Above the Dam
Excavation contractors in Lenoir City work in a town planned on a grid in 1889 and 1890, when the Lenoir City Company bought the old Lenoir estate for $300 an acre. Growth was slow at first, but the city reached 10,117 people in 2020, up 17.1 percent in a decade, and a 2025 estimate puts it at 12,530. It lies mostly in Loudon County, with a small part in Roane County.
River on the south
The Tennessee River forms the city's southern boundary, with Fort Loudoun Dam just south and Watts Bar Lake nearby. TVA began building the dam in 1940. Lots near the river and the TVA reservations have shoreline and floodplain rules that affect fill, grading and docks.
Town Creek
Town Creek, a tributary of the Tennessee River, runs through the historic part of town, past the site of the Lenoir Cotton Mill. Creekside lots tend to be wetter and may sit inside a flood zone.
Storm history
An F-3 tornado hit parts of downtown and the A Street and 5th Avenue area on February 21, 1993, and a 1998 fire destroyed the William B. Lenoir Hotel block on Broadway. Some lots in those areas were rebuilt, and older debris can turn up in a dig.
New growth
Town Creek Parkway opened in 2013 and new commercial and residential development has followed US-321. New subdivisions mean pools, patios, additions and drainage fixes on fresh cut-and-fill lots.
Rock and clay
Loudon County sits in the same valley geology as Knox County. Soils like Dewey and Talbott, both clay weathered from limestone, are common, and the USDA notes sinks in some areas. Drain outlets are planned to avoid them.
